Mortgage financing is already in place on behalf of the owners, making it more accessible to those owners who prefer financing. Clients are responsible for approximately one-fifth of ongoing costs, proportionate with their level of personal use.
The pricing, including commissions and costs, is totally transparent. Unlike many other fractional ownership offerings where the markup is substantial (often over 100% of the market price of the property), this model’s developer profit is a clear 10%, ensuring that our clients will enjoy the market appreciation when the property (or even their individual share) is sold.
With private fractional ownership, unlike traditional fractional ownership, your residency periods are flexible. It is completely up to our clients to decide how to use their share of time in the property, enjoying their full ten weeks per year if they so wish, or possibly offering time to friends, family, or a charity they care about. Owners are not pre-assigned an inflexible use period which they lose if they are not able to use it.
Private fractional ownership is part of the Trade to Travel network. Weeks in each property can be exchanged for weeks in over a thousand other vacation properties worldwide.
While your property is not being used, it is rented out through established partners in the short-term luxury rental market, which ensures income will be generated for you.
